Denver Housing Authority’s Housing Choice Voucher Home Ownership Program allows eligible disabled residents to use their Section 8 voucher for home purchase.

 

Frequently Asked Questions:

 

Question:  Am I guaranteed a home if I meet the requirements of the Section 8 HomeOwnership Program?

 

Answer:  No. Only a limited number of applicants will be selected each year.  All applicants must be able to get a loan from a bank which means they must meet credit, debt, and other loan requirements.  See Home Buyer Loan Requirements below.

 

Question:  Who decides how much I can spend on a home?

 

Answer:  Mortgage lenders will decide how much money they will lend you based on how much money you make, the amount of your Section 8 voucher, how much your debt is, what your credit looks like, and how much savings you have. All lenders and loans must be approved by DHA.

 

Question:  Does DHA provide homes for purchase?

 

Answer:  No.  After being approved by DHA's HomeOwnership Program to look for a home, you will work with real estate agents to find a home in Denver that is in the price range set by your mortgage lender.  All home purchases are restricted to the City and County of Denver.    

 

Question:  If I buy a home and my furnace breaks, will DHA repair or replace my furnace?

Answer:  No.  If you buy a home, you will be responsible for all repairs and maintenance.  This is why DHA requires self-sufficiency, home ownership, and financial education before you can use your Section 8 voucher to buy a home.

 

Home Buyer Loan Requirements

DHA’s Section 8 Voucher can be used as income towards qualifying
for a mortgage loan to buy a house.

After being accepted into DHA's HomeOwnership Program, applicants will be instructed regarding when to meet with a mortgage lender who will review your credit, debt, savings, and other financial factors to determine how much money they will lend you for home purchase.  All lenders and loans must be approved by DHA.

Eligibility Requirements

To use your Section 8 voucher to help you purchase a home, ALL of the following Eligibility Requirements must be met.  All applicants must:

§   Be a Denver Housing Authority Section 8 resident for at least one year and be in good standing.

§  Be head of household or spouse who is a qualified person with a disability(ies) as defined in 24 C.F.R. 5.403.

§  Complete a DHA self-sufficiency program.

§  Complete DHA’s home buyer education requirement.

§  Have no outstanding debts to DHA.

§  Have not defaulted on a mortgage under a Section 8 program.

§  Not currently own a property.

§  Be a first time home owner according to HUD’s definition.
